Tenant Leasing Criteria

We are an Equal Housing Opportunity housing provider and comply with all federal, state, and local fair-housing laws, including California’s protections for source of income and fair-chance/records rules.

Credit & Income Standards (by area)

Beach Cities (Manhattan Beach, Hermosa Beach, Redondo Beach, El Segundo, Palos Verdes):

  • Minimum credit score: 700 (FICO or comparable)

  • Minimum income: 2.5× the tenant-paid portion of monthly rent (see “Source of income” below)

Torrance, Gardena, Hawthorne Inglewood and Carson

  • Minimum credit score: 650 (FICO or comparable)

  • Minimum income: 2.5× the tenant-paid portion of monthly rent (see “Source of income” below)

Source of income: We consider all lawful, verifiable income (wages, self-employment, benefits, support, vouchers, etc.). If you use a housing voucher or subsidy, we apply the income multiple to your share of the rent only, not the full contract rent. This is required by California’s source-of-income protections. 

Pets:

  • Small pets allowed: indoor cats and dogs under 25 lbs (breed/number limits may apply).

  • Pet deposit and/or pet rent may apply. 

What We Verify:

  • Identity: Valid government-issued photo ID; SSN or ITIN.

  • Income: Recent pay stubs and/or tax returns; for self-employed, recent returns and/or bank statements.

  • Rental history: Positive landlord references; no outstanding landlord balances.

Background & Records:

We follow California Civil Rights Department guidance and any applicable local “fair chance” rules:

  • No blanket bans. We do not consider arrests that didn’t lead to conviction, sealed/expunged/dismissed records, juvenile records, or entries older than allowed by law. If criminal history is reviewed (where allowed), it occurs only after you otherwise meet our qualifications and is evaluated with an individualized assessment of the nature/severity/time since the offense and its relevance to tenancy. Applicants may submit mitigating information.

  • Eviction history: We comply with California’s eviction-record masking/sealing rules and consider only reportable cases. No prior unlawful-detainer (eviction) judgment for cause within the last 7 years, excluding cases that were dismissed, vacated, or sealed.

  • Credit history/bankruptcy: We review overall credit. A current/open bankruptcy may affect approval; discharged bankruptcies are considered with re-established credit and payment history, consistent with law.

Deposits, Insurance & House Rules:

  • Security deposit: generally one month’s rent 

  • Renter’s insurance: Proof of active renter’s insurance (including personal liability) is required prior to move-in and throughout the tenancy.

  • Occupancy: Typically 2 persons per bedroom plus one (subject to unit size and applicable codes).

  • Smoke-free: All properties are non-smoking.

Additional Notes:

  • We apply the same criteria to all applicants and do not discriminate based on any protected class or lawful source of income. For voucher holders, we also follow SB 267 (credit-history restrictions and alternative evidence of ability to pay). 

  • Criteria may vary if stricter local laws apply; where laws differ, the rule most protective to applicants controls.
